We closed!!!

Im so thankful we had a smooth closing today. We ended up getting a refund check on some of our closing cost. Very happy about that and to be done with NVR.

Final walk thru completed


Today we had our final walk thru meeting. It went smoothly only a few things have to be fixed. We are looking forward to closing tomorrow. Pray everything goes smoothly.

Problems and more problems

Only 8 days til closing and we are dealing with  B.S. from NVR. Last week after they pulled credit a old school loan showed up. Everyone kept saying it must be paid. It took us a couple of days but after seeking family members we were able to get it paid. Now NVR wants to source the funds well only problem it was cash on hand. Not told this before hand we coulda gotten them to deposit the cash into their account and then just write us a check. As of now we are unsure what the outcome of this situation will be. We really need prayers....this will be a huge disappointment for our family if we are denied because of this.

New Settlement Date

We had asked our SR if we can get our settlement date changed closer to our walk thru date. Today they gave us the approval for a change in our settlement date. Our new settlement date will be December 5, 2013.

APPROVED & APPRAISAL!!!

Well after months and months of waiting we finally got...... Approved!!! I am so happy :-)) What a wonderful early birthday gift for my husband (b-day is Nov 7).. Also we got our appraisal I have heard it usually takes longer for VA loans but I'm glad that's one less thing we have to worry about.

What's going on this Week….(Update)

We received an email from our PM today and he said we are in the middle of drywall completion. Today brick masons are installing the ledge. First coat of paint is scheduled for Thursday. Cabinets should be going in on Friday. Siding should start by the weekend. Man we can't wait to see all this progress….. :-)

LOCKED IN!!!

Today we Locked in our interest rate. Pretty happy about it since it was a lot lower than what we had been quoted for in July. Didn't want to take our chances and risk the rate going back up.

A Quick Update.....

Got an email from our PM stating that plumbing and HVAC rough in have been completed. Electrical rough in should start tomorrow and drywall should start over the weekend! Do anyone know how long it usually takes to complete drywall??

Foundation Complete



Received a picture of the foundation from our PM today and it's good to go. Next in line is Framing. Our PM said he will let us know when they start framing... Also on another note we had gotten email from NVR requesting more paperwork. Our file went to underwriting Aug 29 and we are still waiting on approval....

Pre Construction Meeting

Well we had our Pre Construction meeting over the phone. It went Great. It took about an hour. Our PM seems like a great guy we cant wait to meet him in person and of course our wonderful SR was on the line while  we went through just about all the options we had selected. She had emailed the blueprint of the house before we took the call so we all could view the house as we talked about each area. They took their time and answered all of our questions and told us to contact them anytime if we have any questions. They were truly great  both my husband and I are very pleased to have them working with us. Our SR even said she will go out and send us pictures every few days. That really made me HAPPY!!! I wish we could be there to go by when we want to but since we cant its nice to know they are including us in the process as much as possible.

So we wait.....No word from our Loan processor. Our Lovely sales rep called to schedule our Pre Construction meeting which is set for Sept 9 only 4 days away Very Happy bout that. We will be doing it by phone being we are here in Texas.

Decisions to make..

We had our Flooring Appointment with RITE Rug it went pretty good since I'm the one that's always second guessing and worrying about everything. It actually went rather well..we chose laminate (Bronzed Jatoba) for most of our first floor. Carpet level 1 upgrade (Shaw- Sarah Buff) for study, family room, dinning room and zone 2 with the upgraded padding in the just the family room. Both

Bathroom floors will be tile. Laundry room will be vinyl. I left the Guardian totally up to the hubby. We got the upgraded security system package and the 5.1 Surround Speaker System for the Family Room.

After the appointment we decided to go by our lot and through the model home again we talked to our wonderful Sales Rep and she informed us that our LO is no longer with the company. She wasn't sure who actually had our loan being her paperwork had to get spilt up among two other LO but she gave us the name of two people that would be contacting us as our new LO. It took a few days and our wonderful sales rep emailed them both and about two days later they followed up with us.

The Mortgage Process Starts.....NOW

After signing the Purchase Agreement we had to leave the next day. On July 11 we got a call from Our NVR Loan Officer to go over the loan interview and all the paperwork that she needed from us to for a VA loan. She also told us she was going to send us a packet of info that we needed to complete the loan to get the ball rolling. After a week and no package we decided to call her and we found out it was a mix up with the address and UPS so we didn't receive the package until July 24. So we completed everything and mailed on July 25 (sent overnight) on July 26 at 9:15am she emailed us that she had received our paperwork. Also she emailed us later in that day a budget letter to fill out. Now the waiting part begins.............



OAN.....We also got a call from RUG RITE  and Guardian to set up appointments we manage to schedule those on the same day Aug 2 being that we don't live in NC yet that was a big PLUS!!!!
